Joachim Jansson – from the restaurant industry to property condition inspections 

Changing careers after 20 years is not a small step. For Joachim Jansson, now Head of Department at Sustera in Gothenburg, it marked the beginning of a journey that combines entrepreneurial spirit, customer focus, and a constant drive to grow.

From gourmet to real estate 

Joachim began his career in the restaurant industry – a world defined by high pace, creativity, and service. Over two decades, he progressed from apprentice at one of Gothenburg’s most historic event venues to manage his own operations and working as a bar and nightclub manager at some of the city’s most popular establishments. 

“It was a fantastic time, but I worked too much and slept too little. Eventually, I realised I needed a change,” Joachim says. 

Stepping into the real estate world 

The change came when he connected with the founders of Independia Group, a start-up with ambitions to become a leading property inspection company. 

“They had an exciting idea—to offer services that real estate agents could provide in connection with property transactions. I became curious and felt I could contribute with my drive and experience in customer relationships.” 

Joachim began working to expand the company’s services and build partnerships with real estate agents. It was a challenging start, but through creativity and perseverance, he and the team succeeded in forming strong partnerships and boosting turnover. 

“We were like an Apple or Uber—full of forward momentum and team spirit,” he says with a smile. 

After several successful years, Independia became part of Raksystems and later Sustera. Today, Joachim leads a team of eight people, three of whom have been with the company since the beginning. 

“Working with them is a big reason why it always feels motivating to go to work.” 

The role today 

As Head of Department for Sustera Real Estate, Joachim is responsible for client contracts, partnership collaborations, negotiations, and service development. He is also an important leader for the team, ensuring that operations run smoothly. 

“It’s both challenging and stimulating. I still have the same sense of enjoyment as when I first started.” 

What gives energy?

For Joachim, it’s the interactions with people that provide the most energy. 

“All the conversations, environments, and experiences with clients and colleagues—that’s the best part of my job.”

Joachim concludes with a story that symbolizes his drive: 

“I remember a meeting with a real estate agency where we received an ice-cold no. By thinking creatively and offering them free advertising in the local newspaper, we managed to turn the situation around. Three months later, they commissioned our services for 100,000 SEK—and today they are still clients. The framed article hangs in my office as a reminder that persistence and creativity pay off.
