Aktiivitilat: Sustera’s technical management enabled greater focus on client work
Sustera and Aktiivitilat began their collaboration in 2025 within Aktiivitila’s third investment company, Suomen Hallikiinteistöt. The properties consist of production and warehouse facilities located across the Helsinki metropolitan area.

Smooth day‑to‑day operations through technical management
As the technical manager, Sustera is responsible for the maintenance of Aktiivitila’s properties. We oversee the service network, ensure the seamless delivery of property maintenance, and manage the servicing and annual repairs of building services systems.
“We ensure that the property operates as expected and that all agreed actions are carried out. Together with representatives from Aktiivitilat, we also meet tenants throughout the year. In addition, we partly deliver and manage various projects. Major repair works, however, are handled by external consultants,” says Juha Sjöstedt, Property Manager at Sustera.
Strengthening the service network with expertise
Sustera tendered the service providers for the properties in close cooperation with Aktiivitilat. In the day‑to‑day maintenance of the properties, we ensure that service providers deliver their tasks as agreed and on schedule.
“We know the operators in the sector and recommended the solutions best suited for each property. In a few locations, for example, we replaced the property maintenance provider to better support Aktiivitila’s portfolio management,” Sjöstedt explains.
Sustera’s technical management also covers energy management.
“We ensure that heating, electricity consumption and water usage remain at the desired levels across the properties. If any unexpected changes appear in the monitoring data, we investigate the cause and take action.”
In addition to managing the building services systems, Sustera oversees separate equipment and system maintenance tasks within Aktiivitila’s properties. These may include, for example, maintenance of industrial doors as well as fire and security systems. We are also responsible for waste management, outdoor area maintenance and various small‑scale service providers.
One of the properties in the portfolio houses a food production facility, where the requirements for the building are higher than usual. In this environment, technical management plays an especially critical role.
“In this property, refrigeration systems such as freezers must operate without interruption.”

Aktiivitilat satisfied with the collaboration
Aktiivitilat describes its collaboration with Sustera as open, smooth, constructive and mutually respectful.
“High‑quality technical management increases tenant satisfaction and frees up our time to focus on our core tasks. Together with Sustera, we have carried out property handovers, tendered and adjusted service providers, removed unnecessary services, and focused on the most essential partners and the quality of delivery,” says Tatu‑Pekka Koivupuro, Partner at Aktiivitilat and responsible for property management.
“For example, in Espoo, at the property located on Ruukintie 18, we replaced almost all service providers after the acquisition. This enabled us to achieve both cost savings and an improvement in service quality at the same time.”
Sustera and Aktiivitilat have also previously collaborated on energy and sustainability services as well as on a Technical Due Diligence (TDD) assessment.
