Sustainability is a key factor in the project

The project is developed by Liven AS and it consists of four high-rises including residential and commercial premises and underground parking. Sustainability is a key factor in the project, thus the highest LEED PLATINUM level is targeted and used as a supporting and measuring tool. 

“At Liven, we develop homes and living environments — an industry that naturally has a large environmental footprint. Because we plan to be in this business for the long run, we feel a strong responsibility to make sure the homes and neighbourhoods we create are sustainable in every sense — environmentally, socially, and economically. We chose LEED because it provides a transparent, internationally recognised framework to guide and measure sustainability — and it goes far beyond just energy efficiency or CO₂ reduction”, says Madis Gilden, Development Manager at Liven AS. 

Top-level energy efficiency

To achieve LEED PLATINUM, a wide range of sustainability solutions have been considered in the project. 

Energy efficiency is on top level due to solar panels and geothermal energy system that produces heating and cooling. The roof material is white and has high reflectivity, which reduces cooling need and improves efficiency of solar panels.  

The project is located near the city centre of Tallinn in Pirita and has extensive public transport connections as well as pedestrian routes, which are rewarded in LEED certification. The use of electric cars and bicycles is incentivised by providing charging stations and bicycle storages. 

In yard planning sustainability is considered by providing vegetated areas, using light pavement materials (low heat absorption) and by delaying and absorbing rainwater on site. Also, exterior lighting is designed to not cause light pollution upwards or outside the plot’s borders. 

Madis Gilden points out that “LEED takes a holistic approach, covering aspects like transportation, environmental impact, water use, indoor quality, and social well-being. For us, this wider perspective matches how we see responsible development. When developing Regati, we wanted to ensure that every part of the process — from design to construction and operation — supports a sustainable future. LEED gives us both structure and motivation to keep improving with every new project.” 

An ambitious project

LEED consultant from Sustera was Antti Karppinen, who managed the LEED application and helped the design and construction team to score the needed LEED credits for PLATINUM certificate:
